A 14,000-square-foot estate is not inherently light on the land. The choices made in how it is built, maintained, and operated are what matter. Here is where we focus.

Dune protection. Every property uses private elevated walkovers rather than cut paths through the dunes. The sea grass underneath holds the sand in place. We do not touch it.

Non-toxic interiors. Cleaning products, finishes, and air filtration systems are selected for indoor air quality. The ocean breeze coming through the windows should not compete with anything chemical.

Eco-tour partnerships. We work with local guides who run boat tours and 4x4 excursions focused on coastal education and conservation. They know the migration patterns, the nesting sites, and the tides. We send our guests to them.

Wild Mustang advocacy. Our presence in the Carova area comes with a responsibility to the herd. We brief every guest: stay at least 50 feet away, never feed them, and give them the right of way on the beach. They were here first.

Before You Arrive: A Few Practical Notes

4WD is required for Carova properties. All-wheel drive is not the same as four-wheel drive. If you are unsure whether your vehicle qualifies, ask us before you book. We will tell you exactly what you need.

Air your tires down. 15 to 20 psi on the sand. It protects the beach surface and makes the drive easier. Airing stations are available at the pavement end of the beach.

Give the horses space. 50 feet minimum. They are wild animals and they move unpredictably. Watching them from the deck with a coffee is the right call.

Shop the stands. The roadside produce markets along the Currituck and Dare County roads are worth the detour. Local seafood, local fruit, and prices that make the grocery store feel absurd.
